There are five things that sell a house; some of which we can control and some we can’t.
The Market- The market isn’t something we can change but we can understand what it is doing at the time you are looking to sell your house.
The Location- Again not much we can do about the location apart from making sure buyers are aware of any and all positive aspects of your neighborhood. Eg. Walking trails, strong neighborhood watch groups, good school district.
The Marketing- This is our first controllable item and fortunately Keller Williams provides an amazing advantage to its brokers when listing properties. We have our own listing service that pushes information out to over 80 different home search engines outside of the basic MLS. (I would love to tell you more about this…just ask) I hire a professional photographer to get high quality images of your home which I then use to attract buyers. 93% of buyers today see photos of your home online that either motivate them, or not, to schedule a viewing of your home. I also create a personalized website with a domain name to match the address so that potential buyers have access to additional information and photos not available on the MLS. Available on the personalized website I host a 3-D walk-through so that buyers can get a feel for the flow of the house. Depending on the location and convenience to you I also work in open houses, brokers open houses and mailings.
The Condition of the Home- First impressions count a lot. We want to do everything we can with the least amount of financial output to get your home looking its best. That’s where the 3 D’s come into play.
· Depersonalize
· Declutter- I host monthly downsizing classes at the local senior centers. Ask for the schedule, most people need to declutter more than they realize and it is never too early to start decluttering/downsizing. Your move will be a smoother one with less “stuff.”
· Deep clean- A clean home looks like a cared for home.
The Price- I can overcome any of the other issues if the home is priced right. The priority is to get the highest amount for your home and through a comprehensive market analysis we will find the right price that will attract buyers. Your initial offering price is key to getting the markets attention. Priced too high, it will sit for too long and people will start thinking there is something wrong with it. On the flip side, you can’t underprice real-estate. If one person sees that it is a good deal, so do many others. Pricing a little low is a strategy that often works well in both a buyer’s and seller’s market; you just need to make sure you set a date to review offers 4 -6 days out so that interested parties can bid the price up.
My strengths lie in making your home stand out from the competition and in ensuring the selling process is a smooth one for you. As a local realtor I can check in on your property when you are out of town to ensure it is in showable condition and make sure it is tidied up between and after multiple showings.
I often think the search for a new home is like an adult version of an Easter egg hunt. There are so many exciting hidden treasures out there and we are going to find the right one at the right price for you and your family.
I like to start with a preliminary conversation that helps me understand your needs, wants and dreams. If you are new to the area and have the time; it is a good idea to let me give you a tour of the valley so we can focus our home search on the areas you know you want to live.
During this initial meeting I make sure you are prequalified with a lender. If you aren't, I have a few lenders that come highly recommended I am happy to put you in contact with.
I have the ability to set you up with a service that will let you know about a new home that meets your search criteria within 10 minutes of it hitting the market. If you are in the position of needing to buy quickly, this will give us the advantage of getting our offer in first.
One of the fun parts of my job is looking at all of the the unique and creative homes on the market. I realize that many of my clients are unable to spend as much time looking as they might like to ; so I preview the homes they are interested in and let them know if I think it is really something I think they need to see.

Then all you have to do it text me while in the app and I get your text with the information about the house you are looking at.

Downsizing classes at Skagit Valley Senior Centers have been cancelled due to changes that were implemented during the pandemic. I am available to come provide customized presentations for your small groups upon request.

*If You are planning a move this year think about reducing your holiday fare when you take it down this year. You could even get ahead of the game by packing the things you will not be using next year and labeling them for donation. Put a reminder on your calendar to donate them in September as most donation locations accept holiday decorations only from Sept-October.
*If you are thinking about a move in the next few years, it is a good idea to create a master list of items that need to be fixed so there isn't a last-minute hurry to get ready to sell. Skagit Valley is somewhat insulated due to the large numbers of local military and our proximity to both Seattle and Bellingham so a national perspective isn't as helpful.
